HSSK Secures Green Light for 172-Unit Mixed-Use Development on 14-Acre Site
09/11/2024Culminating a year-long entitlement process, the Branford Planning & Zoning Commission recently approved the redevelopment of a 14-acre property to permit a mixed-use development on property where residential uses previously were prohibited.
John Knuff and Sara Sharp represented CP Branford, LLC to create a new Planned Development District, including site-specific regulations, that facilitated multiple uses on the property and integrated an existing retail use into the development. Located at 325 East Main Street, the project includes 172 residential units, adaptive reuse of the long-vacant Regency Theater, and medical office space. Notably, twenty percent of the residential units will be affordable to households earning 80% of the median income.
Working closely with the project’s engineers and architects, the HSSK team resolved concerns raised by nearby residents and addressed comments raised during the public hearing process. John and Sara obtained special permit and site plan approvals, as well as subdivision approval to facilitate the intended ownership structure. Prior to beginning the zoning process, they also coordinated an approval from the Inland Wetlands Commission.
The development will further revitalization of the area, which commenced with approvals that the firm obtained on behalf of MetroStar for a nearby mixed-use development.
